Some examples of how our bridging loans have already been used
We were approached by Mr Goldberg from Essex who was purchasing a property at Auction. We advanced 70% of the open market value and, after minor refurbishment, the
property was revalued. The client refinanced with a High
Street mortgage lender and repaid the short-term loan.
Mrs Parker from Cornwall had found a ‘must have’ property but had no time to sell her existing home, and she was desperate not to lose out to someone else. We arranged funding against the purchase of the new property which, in addition to the equity available in her current home, enabled us to organise 100% finance for the new house.
Mr & Mrs Jones from the Cotswolds were committed to the purchase of an overseas property and the sale of their UK property fell through. After an immediate decision in principle, the valuation, redemption of their existing mortgage, and the transfer of funds were completed in 24 hours.
Mr Baker had a final demand on an outstanding VAT bill
and was given 1 week to pay it. He was in the middle of remortgaging a portfolio of rental properties but there was
no way the equity would be released in time to pay the outstanding bill. After contacting us, we were able to organise completion of the loan within 24 hours. His remortgages completed 2 weeks later and redeemed the bridging loan.
